Washington State Real Estate License Tips

You might have thought to yourself in the past, what good is it to get a Washington real estate license? Or, will it really make a difference in my life/career?

Well, the answer is resounding YES!

I had aspirations to be a real estate investor long before I got my real estate license. I was doing deals, but it didn’t take long for me to realize just how much money I was paying in real estate agent fees to purchase and sell property.

I further identified that in some instances of negotiation, that if I could only negotiate for a couple of thousand dollars, I would be able to make the deal work. Those kind of deals would have been easily done had I been able to keep the agent’s commission for myself.

So the more I thought about how to save money on my own real estate investing deals, the more I figured out that having a real estate license is the best way to not only save money on buying and selling deals for myself, but I would also have the opportunity to buy, sell, and manage property for others.

And once I got my license, things started to go in my favor. Friends and contacts in my circle began to see what I was doing, and asked to have me manage their property for them. I began to make money…

I said all that to say this, you don’t have to have a real estate license in order to make money in real estate, but sure does tips the scales in your favor. It helped me tremendously, it can do the same for you. You just have to be able to put up with a little bit of education, a test, an application and a few fees, and you can have a part time or full time income at your disposal.

Alright, so here is the nuts and bolts of this site – the Washington real estate license requirements. Due to many historical problems, states have had to adopt laws and policies around the commerce of real property. And in the state of Washington, the powers that be have come up with the following requirements. Now, as a disclaimer, I am not a lawyer, and therefore this should not be taken as legal advice.

That said, here is the short list of things that you’ll have to do, in order to get a Washington real estate license:

• Be at least 18 years old
• Successfully complete a 60 hour real estate fundamentals course within 5 years prior to applying for examination
• Achieve a passing score on the final examination
• Submit a license application with the state

When you compare these requirements with other states’ requirements, this isn’t all that difficult. In other states, you may be required to take over 200 hours of coursework. And doing a 60 hour course online should not be that difficult. You’re here, you know the value of becoming a real estate agent, you’ve seen the requirements, the only thing left to do is go out there and get it!

Take it from me, I have a real estate license, and make money each and every month just from my property management business, let alone buying and selling property.

It’s very worth it to get your license.

Trying to find a good Washington real estate license school? If so, then I have some good news. Although there are several different choices, finding one that is state approved, AND ready to support you, may be more difficult than you think.

Now before I go on, let me say that although getting your Washington real estate license is very achievable, it isn’t exactly a walk in the park. There are some steps that you are going to have to go through in order to get, and there is continuing education after you get your initial license.

But here’s the key. If you will just take it one step at a time, one course at a time, and not look to hard at the entire list of things you have to do, you will start on it faster, you will get it done quicker, and you’ll be able to start your real estate business a lot sooner.

When I was taking real estate courses online, I determined to barrel ahead as fast as possible. I wanted to have it done in just a week or two. A bold goal I know, but if you set the bar just a little bit out of reach, you’ll push yourself to go a little farther than if you set a goal that is easy to obtain.

Really, online is the way to go, because you can set your own pace, and finish in a very small amount of time. Also, it is a lot cheaper than having to go out to a local college and pay the ever increasing costs of tuition and fees.

The main thing is this – make up your mind that you are going to do this, start today, and attack the courses! The sooner you get going, the sooner you’ll have your license.
